        8.2 租賃期內(nèi)甲方不得收回出出租房屋(除非本合同另有規(guī)定)

        Party A shall not take back the leased property durning the term of the tenancy.(Unless otherwise stipulated in this agreement)

        8.3 在乙方遵守本合同的條款及交付租金的前提下,乙方有權(quán)于租賃期內(nèi)拒絕甲方或其他

        人騷擾而安靜享用出租房屋。

        Provided that Party B abides and performs the appendixes of the agreement and the pay

        ment for the tenancy, Party B has the right to refuse the interruption from Party

        A to enjoy the life satisfaction and peace.

        8.4 房屋基本設(shè)施和結(jié)構(gòu),甲方有修繕的責(zé)任并承擔(dān)有關(guān)的費(fèi)用,并對(duì)其做定期修繕。 Party A is responsible for repairing and maintaining the basic facilities of the lease

        d property and for bearing all costs thereto.

        8.5 甲方謹(jǐn)在此聲明及保證甲方為出租房屋的合法擁有人并由合法地位出租此房屋與乙方。 Party A hereby represents and warrants that Party A is the legal owner of the leas

        ed property and has the necessary legal capacity to lease the property to Party B.

        8.6 如在租賃期內(nèi),租賃房屋發(fā)生所有權(quán)全部或部分轉(zhuǎn)移、或其他影響乙方權(quán)益的事情時(shí),

        甲方應(yīng)保證所有權(quán)人或者其他影響乙方權(quán)益的第三者,能繼續(xù)遵守本合同所有條款,如乙方與本合同的權(quán)益人首次等所有權(quán)人或第三者所影響或損害,甲方須負(fù)責(zé)任補(bǔ)償乙方的所有損失、損害、支出及費(fèi)用。

        If durning the term of the tenancy, all or part of the leased property is transferred

        or Party B’s right to use the leased property is attested, Party A shall ensure that such transferee or third party having an effect on Party B’s right to use the leased property will continue to abide by the terms of this Agreement.Party A shall also be liable to keep Party B be fully indemnified against any costs,expenses,losses, and damages suffered by Party B if any of Party B’s interests herein are affected or prejudiced by a third party.

        九、 承租人的責(zé)任:

        Tenant’s Obligatons:

        9.1 乙方應(yīng)按合同的規(guī)定,按時(shí)支付租金,保證金及其他各項(xiàng)應(yīng)付費(fèi)用。

        Party B shall be responsible to pay all rents and fees in at timely manner accordin

        g to the terms of the contract.

        9.2 乙方經(jīng)甲方事先同意,可在承擔(dān)租用房?jī)?nèi)進(jìn)行裝修及添置設(shè)備,租賃期滿必須恢復(fù)原

        狀(正常損耗除外),并承擔(dān)其費(fèi)用,經(jīng)甲方驗(yàn)收認(rèn)可后歸還甲方。

        Party B with the prior consent of Party A, can renovate and install additional facili

        ties in the leased property.Upon expiration if the tenancy the leased property shall be resumed to Party A in its original conditions (fair wear and tear exempted)and all expenses arising there from shall be borne by Party B.

        9.3 乙方應(yīng)愛護(hù)使用租賃的房屋,如因乙方的過(guò)失或過(guò)錯(cuò)致使房屋及設(shè)施受到損失(正常

        損耗除外)乙方應(yīng)負(fù)賠償責(zé)任。

        Party B shall treat the leased property with care. Because of Party B’s negligence

        or misconduct, the leased property and the related facilities suffer any damage(fair waer and tear exempted) Party B shall be responsible for compensating Party A for such damages.

        9.4 乙方應(yīng)按本合同的規(guī)定合法使用租賃房屋,不得擅自改變其性質(zhì),不應(yīng)存放中華人民

        共和國(guó)法律下所禁止的危險(xiǎn)物品,如因此發(fā)生損害,乙方應(yīng)承擔(dān)全部責(zé)任。

        Party B shall use the leased property legally as agreed in this agreement and may

        not change such use on its own.Party B shall not store any dangerous items, which are prohibited by the laws in the People’s Republic of China in the leased property and shall be fully responsible for any damages or a result thereof.

        9.5 租賃期即將結(jié)束之日,經(jīng)乙方同意,甲方可以帶其他客戶看房。

        Upon expiration of the tenancy or sooner determination of this agreement, Party A

        could take others to check the apartment with the Party B agreement.

        9.6 中英文條款及意思如有不一致之處,雙方協(xié)調(diào)解決。

        In the event that there is the conflict between the Chinese version and English version, i

        n such case Party A and Party B shall go together and resolve the problem.

        十、 違約處理:

        Breach of Agreement

        10.1 乙方如有下列行為之一的,甲方有權(quán)終止本合同,收回出租房屋,并且扣除房屋保證

        金。

        Party A shall have the right to terminate this agreement repossess the leased proper

        ty and porfeit the money of the security desposit if Party B commits one of the followings.

        a、 未得甲方同意將承租房屋擅自拆改結(jié)構(gòu)改變用途

        Alters the structure of the leased property without authorization or uses the leased property other than for the purpose atated herein.

        b、 無(wú)故拖欠租金超過(guò)十五天

        Fail to pay rent without any reasons more than 15 days after the due date.

        c、 中途退租

        To terminate the agreement durning the term of tenancy.

        十一、適用法律

        Applicable law:

        本合同的成立,其有效性、解釋、簽署和解決與其有關(guān)的一切糾紛均受中國(guó)法律的管轄并依據(jù)中國(guó)法律并以中文為準(zhǔn)。

        The foemation of this agreement.its validity interpretation exception and settlement of any disputes arising hereunder shall be governed and according to the laws of the people’s Republic of China

        十二、居間方傭金

        Intermediate side commission

        本合同簽訂后,甲方應(yīng)支付元給居間方作為傭金;

        乙方應(yīng)支付元給居間方作為傭金。

        第三篇:2sizeofthepremises

        the registered size of the leased premises is square meters (gross size).

        第四篇:7obligationsofpartyb

        1) party b will pay the rental and the deposit on time.

        2) party b may add new facilities with party a‘s approval. when this contract expires, party b may take away the added facilities without changing the good conditions of the premises for normal use.

        3) party b will not transfer the lease of the premises or sublet it without party a‘s approval and should take good care of the premises. otherwise, party b will be responsible to compensate any damages of the premises and attached facilities caused by its fault and negligence.

        4) party b will use the premises lawfully according to this contract without changing the nature of the premises and storing hazardous materials in it. otherwise, party b will be responsible for the damages caused by it.

        5) party b will bear the cost of utilities such as telephone communications, water, electricity and gas on time during the lease term.

        第五篇:5deposit

        1) guarantying the safety and good conditions of the premises and attached facilities and account of relevant fees are settled on schedule during the lease term, party b will pay to party a as a deposit before (month) (day) (year).

        party a will issue a written receipt after receiving the deposit.

        2) unless otherwise provided for by this contract, party a will return full amount of the deposit without interest on the day when this contract expires and party b clears the premises and has paid all due rental and other expenses.

        3) in case party b breaches this contract, party a has right to deduct the default fine, compensation for damage or any other expenses from the deposit . in case the deposit is not sufficient to cover such items, party b should pay the insufficiency within ten days after receiving the written notice of payment from party a.

        4) if party b can‘t normally use the apartment because of party a , party a should return the deposit to party b at once. and, party b has the right to ask for the compensation from party a.
