13.承租人(乙方)責(zé)任:乙方應(yīng)按照本合同條款規(guī)定支付租金,押金及其他費(fèi)用。如有拖欠,則作違約處理,租賃期內(nèi)未經(jīng)甲方同意,乙方不能轉(zhuǎn)讓其所租房屋,私自轉(zhuǎn)讓無效。

14.乙方應(yīng)愛護(hù)房屋及其設(shè)備,如因使用不當(dāng)導(dǎo)致?lián)p壞,應(yīng)予賠償。乙方不應(yīng)改變原有房屋設(shè)施。

15.租賃房屋過程中,承租人必須嚴(yán)格遵守物業(yè)管理規(guī)定,中國憲法,法律,細(xì)則,規(guī)章及Rentsinthehouseprocess,thetenantmuststrictlycomplywiththeestatemanagementstipulation,theChineseconstitution,thelaw,theregulation,therulesandregulationsandlawstipulatedthatandforbidsthetenantusingthehousebythebehaviorthatanyformcarriesontoviolatethelaw.
16.爭議的解決。凡執(zhí)行本合同或與本合同有關(guān)爭議,由雙方友好協(xié)商解決,協(xié)商不成,提請由當(dāng)?shù)厝嗣穹ㄔ褐俨谩?/p>

汽油,有爆炸危險(xiǎn)性的物品及揮發(fā)性之化工原料等等,另乙方不得在該物業(yè)內(nèi)做任何
違反中國法律行為。否則,一切后果,由乙方負(fù)責(zé)。

5、乙方須正確維護(hù)該物業(yè)內(nèi)甲方所提供之家具、電器、裝置及設(shè)備、該物業(yè)之原來一切設(shè)
備如有因非正當(dāng)使用造成的損壞,乙方須負(fù)責(zé)修理或賠償。

6、乙方不得拒絕甲方派譴之人員,在適當(dāng)時(shí)間入屋檢視該單位近況或進(jìn)行任何修理工程。
PartyBshallpermitPartyAanditsagentswithorwithoutworkmenorothersandwithorwithoutappliancesatallreasonabletimestoenteruponthesaidpremisesandtoviewtheconditionthereofandtotakeinventoriesofthefixturesthereinandtocarryoutanyrepairstothepremiseswhichPartyAconsidersnecessaryorpropertobedone.
7、當(dāng)租約期滿或終止前X個(gè)月,甲方有權(quán)在不騷擾原則下,張貼招租告示于該單位外,
乙方亦應(yīng)準(zhǔn)許甲方/代理人在合理時(shí)間內(nèi),帶同新租客進(jìn)入該物業(yè)視察。

8、租約期滿,乙方如需延長租約,須在租約期滿X個(gè)月前以書面方式通知甲方,經(jīng)甲

10、乙方不得于單位內(nèi)制造或容許制造噪音,異味或任何滋擾鄰居或業(yè)主安寧之舉動,其中
包括拖欠租金。經(jīng)警告后仍未有所改善,甲方有權(quán)終止租約。

五、租金及付款方式

八、出租人的責(zé)任

8.6如在租賃期內(nèi),租賃房屋發(fā)生所有權(quán)全部或部分轉(zhuǎn)移、或其他影響乙方權(quán)益的事情時(shí),
甲方應(yīng)保證所有權(quán)人或者其他影響乙方權(quán)益的第三者,能繼續(xù)遵守本合同所有條款,如乙方與本合同的權(quán)益人首次等所有權(quán)人或第三者所影響或損害,甲方須負(fù)責(zé)任補(bǔ)償乙方的所有損失、損害、支出及費(fèi)用。

(1)乙方擅自將所租賃辦公室轉(zhuǎn)租、轉(zhuǎn)讓或轉(zhuǎn)借的;
partybrents,orsellsorlendstheofficetothirdpartywithoutpartya’spermission.
(2)乙方利用承租辦公室進(jìn)行非法活動,損害公共利益的;
partybusestherentingofficeforillegalactivitiesandharmsthepublicbenefits.
(3)乙方拖欠租金累計(jì)達(dá)3個(gè)月的;

(4)乙方有本合同第六條所涉及的甲方所不允許的行為的。

1.乙方如對辦公室進(jìn)行裝修時(shí),不得擅自改變辦公室結(jié)構(gòu)和原有風(fēng)格,并在裝修前向甲方提交辦公室裝修方案(內(nèi)容包括:設(shè)計(jì)圖、所使用的裝修材料、裝修中使用的設(shè)備等),在獲得甲方的書面同意后,裝修方可進(jìn)行,但甲方不得無理拒絕簽發(fā)同意書。

2.乙方如對辦公室進(jìn)行裝修時(shí),不得擅自改變辦公室內(nèi)的電源、通訊等線路和空調(diào)、噴淋等各種管路的原有走向,如確因使用電腦或其它辦公設(shè)備而需增加電源插座時(shí),應(yīng)在裝修方案中列明,獲允許后方可施工,施工完畢后由甲方查驗(yàn)。如有損壞,除負(fù)責(zé)修復(fù)外,還應(yīng)對造成的后果承擔(dān)全部責(zé)任。

3.鑒于辦公室和地坪承載負(fù)荷限制,乙方如對辦公室進(jìn)行裝修時(shí),不得使用花崗石、大理石等重質(zhì)材料作為地面裝飾。

4.為保持整個(gè)貨運(yùn)站建筑和裝飾的統(tǒng)一性,乙方在進(jìn)行辦公室裝修時(shí),不得擅自變換辦公室原有的門、窗及其外部顏色。

5.鑒于甲方已為乙方提供了空調(diào)設(shè)備,乙方在進(jìn)行辦公室裝修時(shí)或辦公室使用過程中,不得再安裝任何形式的空調(diào)設(shè)備或取暖裝置。乙方同意,在辦公室租用期間,不使用單體耗電量超過300瓦的電氣設(shè)備,每個(gè)接電插座用電容量不超過10安培,以確保貨運(yùn)站的用電安全。

6.乙方同意不論何種原因致使乙方中止本合同,乙方在遷離貨運(yùn)站時(shí),不得對原屬于甲方所有的固定設(shè)備或裝置造成損壞,并負(fù)責(zé)將所租用辦公室恢復(fù)至租賃前原樣,但辦公室的正常損耗除外。

第七條違約責(zé)任

1.甲方未按前述合同條款的規(guī)定和按時(shí)向乙方交付合乎要求的辦公室或有其他違約事項(xiàng)的,負(fù)責(zé)賠償違約金為租賃期全部租金的10%。

第九條爭議的解決方式

本合同在履行中如發(fā)生爭議,雙方應(yīng)協(xié)商解決;協(xié)商不成時(shí),任何一方均可依據(jù)中華人民共和國仲裁法向上海市仲裁委員會提請仲裁。仲裁結(jié)果將為最終結(jié)果,對雙方均有約束力。
